Orderly disposal

A significant property to be sold without public exposure, to those who can genuinely buy it. Preparation, confidential approaches, execution through to the deed.

The situation

A recurring situation: a family palazzo in a historic city, in hospitality use, which the current generation does not intend to run. The value is considerable, the building has a history, and the family wants two things at once: to sell well and not to see it on a portal. It has received informal approaches (a neighbour, a local operator), but has no way of knowing whether they are good, and fears an agent would turn the building into a listing. Meanwhile the property costs money, and each heir has a different idea of the price.

How we work

The first phase is preparation: complete documentation, regularisation of whatever must be regularised before a sale, definition of the perimeter (the building, the business occupying it, or both; whole or in parts) and a valuation based on real comparables, not expectations.

Then the identification of buyers, who for an asset of this size are few and identifiable: sector operators, private investors with that profile, funds and asset managers with whom we have direct relationships. We approach them one by one, with a confidential presentation kept anonymous until interest is qualified. No listing, no exposure.

We handle expressions of interest, conduct the negotiation, coordinate the buyer's due diligence and assist the owner through to the deed. In-house legal oversight follows the preliminary and final contracts.

What it includes

  • Preparation of the asset: documentation, regularisation, perimeter
  • Valuation on real comparables
  • Confidential identification of buyers, including funds and institutional operators
  • Anonymised presentation and handling of expressions of interest
  • Conduct of the negotiation and coordination of due diligence
  • Assistance through to the preliminary contract and the final deed

Who it is for

  • Families with a significant property to dispose of
  • Ownerships being reorganised: companies, holdings, estates in succession
  • Those who have received approaches and want to know whether they are good
  • Those who want to sell to an institutional operator and do not know how to reach one

Frequently asked questions

Why not use an estate agent?

For a property of this kind a public listing is often the worst way to sell it: it exposes, attracts the curious, and does not reach the buyers who matter. The work here is the opposite: a few right counterparties, approached confidentially, with legal oversight following the deed.

What is my property worth?

We do not say so online, and we are wary of those who do. The valuation comes at the first conversation, on the basis of documents and real comparables. If an approach you have received is good, we say so; if not, we explain why.

Do you also sell to funds and institutional investors?

Yes. It is one of the most effective routes for assets of significant size, and relationships with asset managers, banks and funds are part of our ordinary activity. The right buyer depends on the property: we establish it in the preparation phase.
