Approach

Our approach

Every area we work in is different, but the way we work is the same. Five steps, in the order they happen, and four things we do not do.

The five steps

  1. The first conversation

It is confidential and without obligation, and serves one purpose: to understand whether the situation is one we can act on. We listen, ask questions, and ask to see what exists, whether a deed, a registry extract, a creditor's letter or an offer received. At the end we say whether it makes sense to proceed, with what scope and in what timeframe. If it does not make sense, we say so with the same clarity.

Whoever takes part in the first conversation is who will handle the mandate. There is no handover down the line.

  2. Reconstructing the picture

It is the least visible work and the most decisive. Before proposing anything we rebuild the situation in full: title and shares, cadastral status and planning compliance, contracts in force, position with the building management, exposures and proceedings, restrictions. Most stalled situations are stalled on a premise nobody has verified, and verifying it changes positions.

The picture is put in writing and shared with the owner. From here on, the reasoning rests on facts, not on recollection.

  3. The strategy

On the rebuilt picture, the possible routes. All of them, not only the one that suits us: enhance, reorganise, dispose, restructure a debt, convert, wait. For each we set out what it entails, what it costs, how long it takes and what risks it carries. In writing.

The choice is the owner's. Our task is that it be an informed choice, and that the options be comparable with one another.

  4. Execution

From strategy to transaction through a single point of contact: whoever built the picture leads the execution. We bring in the network the mandate requires, that is surveyors, valuers, notaries, tax advisors, and on the institutional side asset managers, banks, funds and operators, and we coordinate it. Legal oversight sits within the firm: formal communications, contracts and dealings with creditors or the bodies of proceedings do not move from one provider to the next.

Where confidentiality is required, materials for third parties are anonymised until interest is qualified and a confidentiality undertaking signed.

  5. The deed, and after

We assist through to the signing of the final agreements: preliminary contract, deed, settlement with the creditor, partition, lease. And where the mandate provides for it, beyond that, with taking the asset in hand, bringing it into operation and reporting.

The mandate closes when the situation is closed, not when the first document is signed.

What we do not do

  • We do not list properties.

The properties we handle do not go on a portal. Counterparties are few, identified, and approached one by one.

  • We do not promise outcomes.

The mandate is an obligation of means: we commit to method and diligence, not to a result, which depends on the market and on the parties. Whoever promises otherwise is selling something else.

  • We are not a party to the transactions we handle.

We act as advisor to the owner. We do not buy what we help to sell, nor sell what we help to buy. There is one interest only.

  • We do not split the mandate.

Whoever builds the picture leads the execution and follows the deed. The expertise changes along the way, the point of contact does not.

How we are paid

The fee is set in the mandate, before work begins, and does not change along the way unless the scope changes. As a rule it has one component for analysis and strategy, which is work owed in any case, and one component tied to the completion of the transaction, in proportions agreed case by case. No cost that is not set out in writing.

Frequently asked questions

How long is the first conversation, and what should I bring?

Thirty minutes, in person or remotely. Bring what you have: a title deed, a registry extract, contracts in force, any correspondence with creditors or the building administrator. Whatever is missing, we retrieve in the following phase.

Do you only work in Rome?

Our offices are in Rome, Naples and Milan. Mandates extend wherever needed, with a network of professionals brought in as each case requires. The criterion is not the city but the situation.

What if, after the picture, I decide not to proceed?

It is one of the possible conclusions, and in some cases the best one. The analysis remains yours, in writing, and serves you regardless, with us or without.
