Management and optimisation

Properties yielding less than they should, portfolios that grew without a plan, holdings inherited together with their problems. We establish the full picture and bring it to an arrangement that holds.

The situation

A recurring situation: three residential units in a city, inherited ten years ago. One has stood empty for two years because "it needs work". One is let at a rent unchanged since the first contract, to a tenant who has stopped replying. The third is fine, but no one knows what it actually yields after property tax, service charges and maintenance. The owner pays for everything and has no overall view: whether to sell, what to sell, or whether the problem can be solved without selling at all.

How we work

The first step is documentary reconstruction: registry extracts, contracts in force, cadastral status and planning compliance of each unit, position with the building management, outstanding matters. It is the least visible work and the most decisive, because most yields that "don't add up" depend on a detail nobody looked at: an unregistered contract, a non-compliance that prevents letting, an extraordinary expense approved and never apportioned.

On the rebuilt picture we calculate the actual yield of each unit and compare it with what is achievable. From there, a strategy per unit, not per portfolio: re-letting on updated terms, targeted intervention where the return justifies it, disposal of the asset with no prospect. All three answers can coexist within the same mandate.

Execution stays with us: recovery of arrears, terminations and new contracts, coordination of surveyors, dialogue with the building administrator. Legal oversight sits within the firm, so contractual matters do not move from one provider to the next.

What it includes

  • Documentary audit of each unit: title, contracts, cadastre, planning, building management
  • Actual versus achievable yield, unit by unit
  • Strategy per unit: re-letting, intervention, disposal
  • Handling of open contractual positions, with in-house legal oversight
  • Coordination of surveyors, valuers and building administrator
  • Periodic reporting to the owner

Who it is for

  • Owners of several units who have never had unified management
  • Families with inherited holdings and management layered over time
  • Those managing from abroad a holding located in Italy
  • Those deciding whether to sell, who first want to understand what they own

Frequently asked questions

Will I have to sell?

Not necessarily. Disposal is one of the possible answers, for the unit with no prospect. For the others the aim is that they yield what they can. The decision comes after the picture, not before.

Do you handle properties outside Rome?

Yes. Our offices are in Rome, Naples and Milan; mandates extend wherever needed, with a network of surveyors and professionals brought in as each case requires.

How long does the initial analysis take?

It depends on the documentation available: with papers in order, the order of magnitude is a few weeks. The first conversation is confidential and without obligation, and serves to estimate timing and scope before any mandate.
