The situation
A recurring situation: a couple living abroad who want a home in Italy, to spend part of the year or to settle. They have a precise idea, a city or a region, a type of property, and have spent months on international portals. They have seen a great deal, understood little, and have the feeling that the truly beautiful things are not there. They are right. They have also tried a local agent, who showed them what was on the books rather than what they were looking for. They want someone who works for them, not for whoever is selling.
How we work
The mandate is the buyer's, and in the same transaction the fee comes from the buyer only: we take no commission from the seller of the property we find. We define the criteria together, in detail: not only where and how large, but how one lives there, what must be within a kilometre, what is not negotiable.
Then we search, across our network and off market: properties not for sale but which could be, homes that change hands without a listing, confidential disposals. Every property is verified before being shown, because it is not worth falling in love with a house that has a cadastral problem. We organise and accompany viewings, concentrated in a single trip where possible, and present a reasoned selection, not a list.

Frequently asked questions
Do you also work for sellers?
Yes, under separate mandates: we also act for owners who are disposing. But never in the same transaction: when we search for a buyer, the fee comes from the buyer only, and we take no commission from the seller. It is the condition for the selection to be in the buyer's interest.
Do you search in one city only?
We search where the mandate indicates: a city, a region, or a type of place. Our offices are in Rome, Naples and Milan; the network covers the country.
What if you find nothing?
The search continues, or the criteria are redefined, or the mandate closes. We do not show the wrong property to close quickly: it would make no sense, for you or for us.
