Purchase assistance
From offer to deed: technical and legal due diligence, negotiation, coordination of the parties and assistance with the management of the property afterwards.
The situation
A recurring situation: the property has been found, perhaps with us, perhaps alone. Now it must be bought, and here begins the part nobody explains. What an irrevocable offer is, when the deposit is paid and what happens if something goes wrong, what the notary checks and what they do not, what it means that a property is "not compliant" and who must fix it, how one negotiates with an Italian seller, what costs are added to the price. And after the deed: utilities, the building management, maintenance, a house to look after when one is not there.
How we work
Before the offer, due diligence: technical, cadastral, planning, legal. We do not rely on what the seller says; we verify. If problems emerge, we quantify them and bring them into the negotiation, or advise against the purchase.
We conduct the negotiation with the seller and their agent, if there is one. We prepare or review the offer and the preliminary contract with in-house legal oversight, which explains every clause to the client in their own language. We coordinate notary, surveyors, and bank if there is financing, and we are present at the deed.
Afterwards, where the mandate provides: activation of utilities, relations with the building management, coordination of works if any, care of the property during absences.

Frequently asked questions
Do I need a lawyer as well as the notary?
The notary is an independent public officer: they verify and authenticate, they do not assist one party. The firm's legal oversight assists the buyer, explains, negotiates the clauses. They are two different roles, and both are needed.
Can you handle the purchase without my coming to Italy?
Largely yes: due diligence, negotiation, preparation of the documents. The deed requires presence or a power of attorney, which we can arrange. We organise the necessary trips so that they are few and useful.
What happens after the deed?
It depends on the mandate. We can stop at the keys or continue: utilities, building management, works, care of the house when you are away. We define it beforehand, so there are no gaps.
