Buying a prestige residence in Italy, for someone from another country, is a path full of words that do not translate: cadastre, planning compliance, preliminary contract, notarial deed, habitability certificate. Each hides a step that, if skipped, is paid for later. And the market for the best residences is largely silent: what matters is not on the portals, and those who own it do not reply to people they do not know.
We work on the buyer's mandate, and for the buyer only. We search, including off market, verify every property before showing it, accompany viewings, conduct the negotiation and assist through to the deed and the management that follows. Legal oversight sits within the firm, and speaks the client's language.
