Value-add transactions
Transactions that require intervention, whether planning, technical or repositioning. We follow them from acquisition to exit, with the verifications each phase requires.
The situation
A recurring situation: a property worth less than it could be for a precise reason. A large flat in an area where the market wants small units. A building with an outdated use. A unit with a non-compliance that blocks its sale at full value. The owner knows this and sells at a discount; the investor who knows what to do buys at a discount, intervenes and resells, or lets. But between knowing what to do and doing it lie a planning application, a building site, a works specification, a schedule, and everything that can go wrong.
How we work
Before purchase, feasibility: what planning allows, what the intervention costs, how long it takes, and what exit value is realistic on the basis of comparables, not expectations. The business plan of the transaction, with its margins of error declared, before the offer and in writing.
Then acquisition, with technical and legal verification, and the execution phase: coordination of designers and contractors, control of costs and timing, dialogue with the authorities. And finally the exit: sale in units, sale en bloc, letting, according to what the market says at that moment and not what was assumed at the start.
Every phase has its verifications and its decision point. The investor decides at each step, on an updated picture.
What it includes
- Planning, technical and financial feasibility before the offer
- Business plan of the transaction, with declared margins
- Acquisition with technical, cadastral and legal verification
- Coordination of execution: designers, contractors, authorities, costs, timing
- Exit strategy and assistance through to sale or letting
- Decision points at every phase, on an updated picture
Who it is for
- Investors willing to follow a transaction over time, not only to buy it
- Those who have done a renovation before and know what it entails
- Those who want a structured transaction, with verification at every phase
- Those looking for value where the market has not yet seen it
Frequently asked questions
How long does a value-add transaction take?
It depends on the intervention: a subdivision with light works and a change of use with a full building site are two different worlds. The schedule is part of the business plan and is defined before the offer, with the margins each phase entails.
Who decides during the transaction?
The investor, at every phase, on an updated picture we prepare. Our task is that every decision be taken with the right information, not that it be taken by us.
What if the market changes during the works?
The exit strategy is adjusted, which is why we define it with several options from the start: sale in units, en bloc, letting. A well-structured transaction has more than one way out.
