Income-producing property
Let properties, sourced off market and selected with institutional criteria. Analysis of the tenancy, technical and contractual verification, assistance from acquisition onwards.
The situation
A recurring situation: a private investor with capital to deploy in property, who has already looked at the portals and understood two things. First, that whatever is published has already been seen by everyone, and the price reflects it. Second, that a listing states the rent but not whether the tenant pays, since when, on what contract, and what happens at expiry. They want to buy something that yields, but lack the tools to tell solid income from income that evaporates at the first renewal.
How we work
We start from the mandate, not from the property: type, location, order of magnitude, horizon. From there we search our network, where assets arrive before the market: disposals by asset managers and funds, institutional holdings being reorganised, owners selling without listing.
To every opportunity we apply the same criteria an institutional investor applies before an offer. The tenancy in detail: contract, rent, payment history, expiry, renewal prospects, tenant covenant. Technical and cadastral verification of the property. Contractual and legal review, with in-house oversight. The full picture, in writing, before the investor decides.
Then the negotiation, coordination of closing and, where the mandate provides, the management that follows: tenant relations, deadlines, reporting.
What it includes
- Search mandate: type, location, order of magnitude, horizon
- Off-market origination across the institutional network
- Tenancy analysis: contract, rent, history, expiry, tenant covenant
- Technical, cadastral, contractual and legal verification
- Negotiation and coordination of closing
- Subsequent management, where provided: tenant, deadlines, reporting
Who it is for
- Private investors who want verified property income, not published income
- Families reallocating capital into property
- Professionals and entrepreneurs with capital to deploy
- Those who have already bought from a portal and do not wish to repeat the experience
Frequently asked questions
What does an income property yield?
We do not answer this question in general, and we are wary of those who do. A property's yield depends on the contract inside it, on the tenant, on costs and on expiry. We calculate it for each individual opportunity, in writing, and set it against the risks it carries.
Is there a minimum budget?
We define the order of magnitude together in the first conversation. The transactions we handle cover entry levels open to private capital; what matters is that the mandate be consistent with what the network can originate.
Do I buy the property myself?
Yes, in your own name or through whatever structure you prefer. We are the advisor: we identify, verify, assist. We do not buy alongside you and we do not sell to you.
First contact
Every transaction begins with a verification.
