OMI quotations: a reference, not an individual property valuation

How to use the Italian property market observatory’s value ranges without mistaking them for a property-specific assessment.

What the ranges represent

OMI quotations report value ranges by area, property type and condition for a given half-year. The Italian Revenue Agency states that these are broad indications, not a substitute for a professional valuation. Properties with unusual characteristics are not adequately represented by these ranges. [1]

Our reading: start with the property

A price per square metre becomes useful once its area basis and the choice of comparable properties are clear. Floor, orientation, maintenance, availability and required works are questions to investigate for the particular asset before applying a figure.

A comparison that can be explained

A valuation should make its reference date, reviewed documents, selected comparables and unconfirmed assumptions clear. If availability, condition or project costs change, the conclusion needs to be reconsidered. The final figure matters alongside the reasoning that supports it.

A practical first step

Collecting plans, floor areas, occupancy information and an outline of planned works helps define a valuer’s brief. Quotations are a contextual source to use alongside the analysis, rather than a price to adopt automatically in negotiations.
