Housing market: signals from the second quarter of 2026

Prices, selling times and rents: a reading of the Bank of Italy survey published on 12 August 2026.

The survey picture

In the second quarter of 2026, surveyed agents reported slowing house prices. Discounts and selling times remained close to survey lows, while agency-mediated transactions edged down year on year. Rents accelerated from the previous quarter in much of the country, except the North-West. [1]

What the survey measures

The quarterly survey, conducted with Tecnoborsa and the Italian Revenue Agency, collects opinions from a sample of estate agents. It describes residential market conditions; it is neither an individual property valuation nor a direct measure of hospitality or institutional markets. [2]

Our reading

For owners and investors, these signals provide a starting point. The useful comparison remains between similar properties in the same area, taking account of condition, occupancy and documentation. A national trend alone does not determine a sustainable purchase price.

From news to a decision

Before changing an asking price or business plan, identify which local assumptions have changed: effective demand, competing supply, required works and absorption times. This article concerns the second quarter of 2026; the expectations reported in the survey are not certain forecasts.
